Job Description:

We are looking for an experienced leader with demonstrated experience in strata operations and building management to join our Star Hotel Residences Team, in the newly created role of Strata Services Manager. To be successful in this role you will have demonstrated experience in the pre-opening of strata hotels and an understanding of the ongoing operation of mixed-use strata developments.

As our Strata Services Manager your key objective will be to oversee the maintenance and upkeep of all common property areas and facilities that are located within the Residential Towers and ensure that The Star Residences obligations under the Caretaking Agreement and other scheme documents, are carried out to a high level. The role will also manage and develop stakeholder relationships and requires reporting and presenting at Body Corporate meetings, therefore strong presentation and communication skills are necessary.

Job Responsibilities:

• Create and implement strategy for pre-opening of the Star Residences; including setting operating procedures, move in and out procedures for owners/occupiers, and reviewing scheme documentation
• Foster relationships with the Body Corporate Committee, Community Manager and Contractors; and attend scheduled quarterly meetings with prepared presentations
• Responsibility for all upkeep and maintenance of the common property areas and facilities including reporting hazards
• Ensure the successful management of resident services such as mail and postal services, carparking management, and other ad hoc duties as required
• Maintain a strong working knowledge of the Caretaking Agreement and overarching Letting Agreement, Body Corporate by-laws, and the QLD BCCM Act.

Job Requirements:

• Significant previous experience in a similar role
• Pre-opening experience in a large mixed-use strata development is highly desirable
• Experience in the management of multiple schemes and involvement in the management of a BMS is highly desirable
• Previous experience leading a large team to achieve required objectives in the management of strata
• Strong written and verbal communication skills, with confidence in creating and delivering presentations to external stakeholders
• The ability to develop and foster strong relationships with both internal and external stakeholders as well as owners/occupiers
• Full QLD Real Estate License
